Why use existing buildings, why not demolish and start again?

Where possible, we will always try to use the existing structure of a building and work within those parameters.  There are a few reasons for this.

Firstly it helps maintain the heritage of the building and local area.

Secondly, it makes for a more interesting place for the end user to live.

Thirdly, and this is the main reason, it’s more environmentally beneficial to do this.  The thing is, 70% of a building’s carbon footprint is created when it is first constructed.  So, if we knock a building down and start again, we are doubling the negative impact the site has on the environment.  It’s much more environmentally effective to work with what you have already got.

However, this is not always possible to achieve and can be adversely affected by the building’s condition, structural integrity, and local services.  We always look at all options to make sure that we have as little impact on the environment as possible while creating a beautiful but affordable place for the end user to live.

What sort of developments are you interested in?

Our main focus is converting light industrial and office buildings into residential homes.  That said, we would always look at other types of interesting and exciting projects.  Maybe you have a building that you think may convert into beautiful homes?  Let’s talk.

Why should I invest with you?

That is a great question, and there are two sides to the answer, the data analysis and the people involved.

Firstly, we have a very robust analysis process that every potential project will go through before even being considered, and believe me, only about 1% of the properties we look at get through this process.  This process includes market area analysis to make sure the local market will support whatever project we take on.  The costing process is multi-layered to make sure nothing is missed or out to chance.  Contingencies are built into the budgets to ensure our investors get a great return, our delivery team and contractors are paid well and on time, and the scheme will deliver a saleable product with profit.

Secondly are the people.  We don’t work with just anybody, everybody on our delivery team comes by recommendation and with a reputation for delivering.  They have gone through a rigorous interview process to make sure they are up to the job.  Our advisory team is no different, they are at the top of their game delivering huge results all over the world.  All this is passionately driven forward by Nicky and Tim, keeping the team working together effectively and the projects on course.

How long have you been in construction?

Between them, our delivery team has hundreds of years in construction, and Paul on our advisory panel has over 30 years in construction.

Nicky and Tim are not from the construction industry, they aren’t electrical engineers, they can’t plaster, lay bricks, or drive an excavator (although I’m pretty sure Tim would like to have a go).  But then that’s not what they do, they work with other people who are the best in their field who can do these things.  Our delivery team was chosen through a rigorous approval process for their skill sets and attitudes.

Tim and Nickys roles within Great Renovate are different, it’s a business, and the business of being in business is a full-time job.  Their skill sets are best suited to finding opportunities other people walk past, finding the right people with the right experience, to build an elite delivery team who work together to deliver exceptional projects, on time and within budget, all the time making sure that we are genuine to our values and our customers, both investors and end users.
